Sealcoating is a liquid protective coating applied to asphalt driveways and parking lots. Think of it like sunscreen for your pavement: it blocks the UV rays, oxygen, and water that break down asphalt binder over time.
Left unsealed, asphalt oxidizes, turns gray, and becomes brittle. Hairline cracks form, water gets in, and freeze-thaw cycles widen those cracks into potholes. Sealcoating every 2–4 years interrupts that cycle before it starts.
Maine's climate is especially hard on driveways. We get 60+ freeze-thaw cycles a year in the Portland area. A properly sealed driveway sheds water rather than absorbing it, dramatically reducing frost-heave damage. It's one of the most cost-effective home maintenance tasks you can do.
We use premium acrylic-latex sealer, not the bucket products from hardware stores. Maine banned the application of coal-tar sealant in 2024 over PAH runoff concerns, so acrylic is now the standard here regardless of who you hire.
Some crews brush or squeegee sealer on by hand. It actually takes longer than spraying, and it's easy to spread the material thin to stretch a batch further.
The tradeoff shows up in the finish: a hand-applied coat can streak if the applicator loses their rhythm or the sealer starts to set before it's worked in, which happens fast on a hot summer driveway. Spraying lays down a full, even coat in one pass, so the result doesn't depend on how quickly one person can move a squeegee before the material dries.
